The typical Augusta home was worth $187,663 in September 2026, according to the Zillow Home Value Index. That is 2.43% above September 2025, when the figure was $183,207.

That is the highest figure in Zillow’s Augusta series, which starts in 2016, but only just. It edges past the July 2024 peak of $187,635 by $28. Values eased for a year after that peak, bottomed at $182,909 in the summer of 2025 and have risen every month since.

Updated Oct. 25: Zillow revises past months when it publishes new data. Its August 2026 figure is now $187,254, not the $188,114 first published, and earlier months moved too. Every figure on this page is from the October 2026 release.

How to read these figures

The Zillow Home Value Index estimates the value of a typical home in the middle third of the market, single-family homes and condos together, smoothed and adjusted for the season. It covers all homes, not just those that sold, so it moves slowly. It is the best single number for “what is a typical Augusta home worth.”

Median sale price is the middle price of homes that actually sold that month, and it jumps around: Zillow’s figure was $185,000 in July 2026 and $160,000 in March 2026. Read the trend over several months, not one.

Days to pending is how long the median listing took to go under contract. Augusta’s figure has run between 19 and 49 days over the past year, and September’s 49 days was the longest in Zillow’s Augusta series, which starts in June 2019.

The FHFA House Price Index tracks repeat sales and refinance appraisals of the same homes across the whole Augusta-Richmond County metro area, which includes Columbia County and Aiken County, South Carolina. It is an index, not a dollar figure: the change is what matters.
