Belair is the suburban west side of Augusta, which the city’s plan places immediately west of Old Augusta and north of Fort Eisenhower. The city’s 2023 comprehensive plan treats it as its own character area and describes “suburban development areas, rural residential areas, and highway commercial corridors,” shaped by Doctors Hospital, Fort Eisenhower, Augusta Mall, Augusta Exchange, Interstates 20 and 520 and Jimmie Dyess Parkway. The plan says suburban building began in the 1950s and that the opening of Jimmie Dyess Parkway in 1998 “fueled the development of several new subdivisions.” The city’s neighborhood map draws Belair at about 12 square miles, much larger than any other area in our guide.

Where it is

The plan places most of Belair’s conventional subdivisions in the area bounded by Gordon Highway, Powell Road, Wrightsboro Road and the Bobby Jones Expressway, with apartments and denser housing “clustered in the area around Doctor’s Hospital,” and larger lots with site-built and manufactured homes west of Powell Road to the Columbia County line. About 94% of the area on the city’s map is in ZIP code 30909 and 6% in 30813. All of it is outside the boundary of the old city of Augusta, and it is not in any historic district.
